The Bottom Line - As the snapshot above of the active inventory indicates, the Rancho Santa Santa Fe real estate market trends have all leveled off after several months of declining home prices and increasing supply. This shows signs of improvement as buyers reveal an increasing appetite for higher priced Rancho Santa Fe CA homes for sale. As indicated by the properties listed below that went into escrow this past week, Rancho Santa Fe Covenant homes and Fairbank Ranch homes are proving to be desirable, dominating the sales. Rancho Santa Fe CA homes listed under $3M are being targeted by value conscious buyers. All but one of the new escrow fell in this category.

The overall housing market was supported by data this week showing that new and existing home sales for April soared 15%, the second straight month of gains, with the West doing especially well with a 21% gain. The Case/Schiller index for the San Diego housing market also shows promising signs with 11 straight months of home prices gains! Clearly our region is leading the recovery, however there is work still to be done. Jobs are still a key factor and today's jobs report put a damper on the market but once again is providing buyers of Rancho Santa Fe homes for sale unprecedented mortgage rates (also a great opportunity to refinance).

The Bottom Line - After a slow Thanksgiving week for Rancho Santa Fe real estate the market is still sluggish as we look to close out 2009.  While there were just 3 Rancho Santa Fe homes for sale that opened escrow this past week it is interesting to note that 2 of them were priced above $3 million.  To this point the majority of Rancho Santa Fe property for sale has been at the low end as move up buyer look for deals shile the bulk of homeowners sit tight and wait out this recessionary cycle.  There has of late though been signs of the higher end segment of the Rancho Santa Fe luxury real estate market moving again.

The challenge for a sustained rebound for high end luxury homes in the Bridges, Covenant, Fairbanks Ranch, Rancho Santa Fe Farms, Del Mar Country Club and other prestigious communities is somewhat dependant on the super jumbo mortgage market becoming more liquid.  While the luxury Rancho Santa Fe market has shown signs of improvement over the past month it has been almost exclusively from cash buyers taking advantage of once-in-a-lifetime value opportunities. 2010 promises to offer overall support to the San Diego luxury real estate market and this stability will increase the chances for improvements in the area of financing.

So what has happened over the past week with Rancho Santa Fe Homes for Sale?

The Bottom Line - This past week we once again saw that the Rancho Santa Fe real estate market is being dominated by value buying at the lower price points as buyers of Rancho Santa Fe ultra luxury homes for sale are hard to come by.  Another trend over the past few months has been a noticable pick up in the west part of Rancho Santa Fe in neighborhoods like Fairbanks Ranch and Rancho Santa Fe Farms homes for sale.  Just this week 2 sellers of Fairbanks Ranch homes for sale reduced their asking prices and shortly thereafter went into escrow.  Though the medium priced home in Rancho Santa Fe is still above $3M all 5 new escrows this week were under this mark.  There was also a large price reduction of a Fairbanks Ranch foreclosure/bank owned home, an indication of the high end market weakness.
