The Bottom Line - As the snapshot above of the active inventory indicates, the Rancho Santa Santa Fe real estate market trends have all leveled off after several months of declining home prices and increasing supply. This shows signs of improvement as buyers reveal an increasing appetite for higher priced Rancho Santa Fe CA homes for sale. As indicated by the properties listed below that went into escrow this past week, Rancho Santa Fe Covenant homes and Fairbank Ranch homes are proving to be desirable, dominating the sales. Rancho Santa Fe CA homes listed under $3M are being targeted by value conscious buyers. All but one of the new escrow fell in this category.

The overall housing market was supported by data this week showing that new and existing home sales for April soared 15%, the second straight month of gains, with the West doing especially well with a 21% gain. The Case/Schiller index for the San Diego housing market also shows promising signs with 11 straight months of home prices gains! Clearly our region is leading the recovery, however there is work still to be done. Jobs are still a key factor and today's jobs report put a damper on the market but once again is providing buyers of Rancho Santa Fe homes for sale unprecedented mortgage rates (also a great opportunity to refinance).

The Bottom Line - The Rancho Santa Fe real estate market continues to shows signs of improvement, though there are still factors in the market that show how difficult this recovery in the San Diego luxury home segment is.  Inventory of Rancho Santa Fe homes for sale keeps dropping which helping maintain a fairly healthy supply and demand balance.  The escrow activity we are seeing is a picture of the opportunistic real estate investor or move-up buyer taking advantage of the often motivated or distressed seller.  Bank owned (REO) sales are still a factor and this will only continue with the news last Friday that locally owned La Jolla Bank was seized and turned over to One West Bank.  The bank suffered when loans made to developers began defaulting as the Rancho Santa Fe speculative high end new construction homes took a hit over the past 3 years.

The good news is that properties for sale in Rancho Santa Fe, especially on the west side in communities like Fairbanks Ranch, Del Mar Country Club and Rancho Santa Fe Farms, are selling quicker than they did in the past several years.  Rancho Santa Fe homes priced below $4 million are faring better and San Diego luxury home buyers are recognizing that this is an opportune time to make a move.  There will be more bumps in the road but the past few weeks are offering some encouraging signs based on increased showings as reported by other Rancho Santa Fe realtors.

The Bottom Line -   It was a consistent week of activity for the Rancho Santa Fe real estate market as another 4 Rancho Santa Fe homes for sale went into escrow.  Again its only after digging below the surface numbers that we gain a better understanding for the nature of the San Diego luxury homes market.  Of the 4 Rancho Santa Fe properties that sold, 3 were "distressed sales" with one bank owned REO in the Covenant, one Rancho Santa Fe short sale and an investor owned property in Santaluz.  Clearly the San Diego luxury homes buyer is still aggressively targeting the value investment opportunities over conventional sales unless the property has a unique selling point.

An analysis of the November report for San Diego houses continued to see sharp drops in inventory however we also saw the first drop in prices after several months of increasing home values.  This is explained by the fact that there are buyers waiting for deals and snapping them up when they come available but they are equally willing to wait for seller's to get more motivated on "traditional" sales.

Homes for sale in The Bridges, Santaluz and The Crosby Rancho Santa Fe continue to show improving numbers as Rancho Santa Fe home buyers value their amenities and newer home construction.  These are also areas where buyers bought near the top of the Rancho Santa Fe market and are more likely to have distressed sales.
