Rancho Santa Fe Snapshot - In keeping with the rest of the San Diego luxury home market, Rancho Santa Fe homes for sale in 2010 continue to outpace the sales activity for the first half of 2009. Through June 25th of this year there have been 103 Rancho Santa Fe homes sold as opposed to just 60 sales in the same time period last year, a 72% increase! On a price/square foot basis Rancho Santa Fe homes have seen a 10% drop as buyers have focused on distressed and lower priced Rancho Santa Fe properties. Market times have increased 21%, making it all the more important to carefully choose Rancho Santa Fe realtors that have a dynamic marketing plan for a changing market.Fairbanks Ranch Homes

Fairbanks Ranch Homes - Much like the broader Rancho Santa Fe real estate market, Fairbanks Ranch homes have seen a dramatic uptick in sales activity so far this year. In the first half of 2010 we have already seen 17 sales in contrast to just 9 sales in the same time period of 2009. The Bottom Line - It was another solid week for Rancho Santa Fe CA homes for sale this past week with 7 luxury homes going into escrow with list prices from the mid $1M range to almost $4M.  Once again properties with Rancho Santa Fe golf course locations or view lots are commanding attention, and in particular Fairbanks Ranch homes, Santaluz homes and Rancho Santa Fe Covenant homes have once again been going into escrow with consistency.  Rancho Santa Fe foreclosures and short sales are still a factor in the market but are not at levels that are significantly affecting prices or appraisal values.  In the broader economy and in looking at an overall Rancho Santa Fe real estate market update, the recovery is showing mixed signals and we are not yet out of the woods with home valuations.  The jumbo markets will need to keep loosening and jobs show steady improvement for sustained price appreciation to take hold.

Last week there were rumors about potentially good news for those waiting on banks to complete their approvals for short sales.  Congress has now passed a bill extending the Federal deadline until September for homes already in escrow by May 31st.  The bill still needs to be signed by the President.  Finally, with instability in Europe the bond market continues to provide us with historically low interest rates (30-year fixed in the mid to high 4% range) so now is a GREAT time to refinance or make a purchase of homes in Rancho Santa Fe.

The Bottom Line -   We saw a continuation of an established trend for Rancho Santa Fe CA homes for sale this past week with 11 luxury homes going into escrow all priced near or below the $3M price point.  What is particularly interesting is the strengthening of certain Rancho Santa Fe golf course and gated communities that we have noticed increasing buyer activity of late.  In particular Fairbanks Ranch homes, Santaluz homes and Rancho Santa Fe The Crosby homes have seen a uptick in escrow activity.  By contrast to these gated communities Rancho Santa Fe Covenant homes have not been targeted as often, mainly because they don't offer the deep discounts created by Rancho Santa Fe foreclosures and short sales.

While Rancho Santa Fe CA homes for sale aren't directly affected by the Federal and State homebuyer tax credits, the overall San Diego real estate market has seen a spike in activity and buyer confidence and this overall sentiment has an indirect affect.  This has helped move inventory, yet the stronger buyer demand has also encouraged banks to seize more foreclosed homes, so we may see more downward pressure on Rancho Santa Fe homes for sale, creating a "perfect storm" with low interest that buyers can take advantage of.

The Bottom Line - As the snapshot above of the active inventory indicates, the Rancho Santa Santa Fe real estate market trends have all leveled off after several months of declining home prices and increasing supply. This shows signs of improvement as buyers reveal an increasing appetite for higher priced Rancho Santa Fe CA homes for sale. As indicated by the properties listed below that went into escrow this past week, Rancho Santa Fe Covenant homes and Fairbank Ranch homes are proving to be desirable, dominating the sales. Rancho Santa Fe CA homes listed under $3M are being targeted by value conscious buyers. All but one of the new escrow fell in this category.

The overall housing market was supported by data this week showing that new and existing home sales for April soared 15%, the second straight month of gains, with the West doing especially well with a 21% gain. The Case/Schiller index for the San Diego housing market also shows promising signs with 11 straight months of home prices gains! Clearly our region is leading the recovery, however there is work still to be done. Jobs are still a key factor and today's jobs report put a damper on the market but once again is providing buyers of Rancho Santa Fe homes for sale unprecedented mortgage rates (also a great opportunity to refinance).

The Bottom Line - The Rancho Santa Fe real estate market update is back!  Apologies for the lapse in over the past 2 months but the volume of both buyer and seller activity for Rancho Santa Fe homes for sale has been so brisk that the consistent updates had to be shelved.  With some new systems in place you can once again plan on consistent weekly updates.

The Rancho Santa Fe home sales and buyer demand continue to follow the patterns of the first several months of the year.  Buyers are still focused on value buys from both equity and distressed sales with Rancho Santa Fe short sales and foreclosures still a factor.  Just this past week there were a few distressed Rancho Santa Fe homes that went into escrow, with another that opened escrow for a second time after falling out due to financing issues.  Though jumbo loans are making steady progress with rates at 15-year lows, buyers are still finding tight credit standards a challenge and so some Rancho Santa Fe home sellers are offering private 2nds as an incentive.  The good news is that until the past few months the growth in the real estate market was limited to the entry level and mid-priced homes in San Diego but over the past 4 months the high end luxury Rancho Santa Fe homes have seen a strong resurgence and their are signs that the recovery at the high end has taken hold.  Much of the long term health of the San Diego luxury home market depends on job growth, but once again there are encouraging signs as the local market has seen gains over the past quarter.

Neighborhoods like Fairbanks Ranch, Santaluz and the Crosby have seen a brisk uptick in sales in 2010 and while this may taper off over the second half of the year the sales levels will be improved over 2009.
