Del Mar Country Club Homes - The market for Del Mar Country Club homes has been an unusual one over the past year or so.  In all 2009 there was just one sale in Del Mar Country Club for $1.8M which represented a low-end price for this Rancho Santa Fe gated community.  This year we have seen 2 sales already in the first half of 2010 with an average price of about $3M, and have an unusually high number of active listing at 10.  This is likely in response to the two early sales after a very sluggish 2009, and due to the overall increased sales in Rancho Santa Fe.   While some newer communities have seen more dramatic fluctuations, Del Mar Country Club homes are a stable segment of the Rancho Santa Fe real estate market, and prices have held steady.  The community's appeal is boosted by the world-class Del Mar Country Club golf course and its superior location on the west side of Rancho Santa Fe.

The Bottom Line - After a slow Thanksgiving week for Rancho Santa Fe real estate the market is still sluggish as we look to close out 2009.  While there were just 3 Rancho Santa Fe homes for sale that opened escrow this past week it is interesting to note that 2 of them were priced above $3 million.  To this point the majority of Rancho Santa Fe property for sale has been at the low end as move up buyer look for deals shile the bulk of homeowners sit tight and wait out this recessionary cycle.  There has of late though been signs of the higher end segment of the Rancho Santa Fe luxury real estate market moving again.

The challenge for a sustained rebound for high end luxury homes in the Bridges, Covenant, Fairbanks Ranch, Rancho Santa Fe Farms, Del Mar Country Club and other prestigious communities is somewhat dependant on the super jumbo mortgage market becoming more liquid.  While the luxury Rancho Santa Fe market has shown signs of improvement over the past month it has been almost exclusively from cash buyers taking advantage of once-in-a-lifetime value opportunities. 2010 promises to offer overall support to the San Diego luxury real estate market and this stability will increase the chances for improvements in the area of financing.

The Bottom Line -   This past week has been the continuation of a trend in Rancho Santa Fe real estate for sale.  Buyer once again showed an appetite for value buys, highlighted by two new escrows of Fairbanks Ranch houses for sale priced under $2 million. As we "bump along a bottom" of Rancho Santa Fe real estate prices 50% of the recent sales were below this value price point.

Fairbanks Ranch houses for sale haven't been the only target area for buyers.  Santaluz just to its east has also seen an up tick in activity with another 2 new escrows this week.  Buyers of Rancho Santa Fe golf course real estate for sale have been swayed by the first class amenities and the heralded Santaluz Golf Club.

We anticipate the strong buyers market for Rancho Santa Fe real estate to continue for the remainder of 2009, though sellers are slowly becoming more optimistic with signs of an overall recovery in the stock market.  High end communities like The Bridges Rancho Santa Fe homes, Del Mar Country Club real estate for sale and Rancho Santa Fe Farms will attract those looking for luxury homes in San Diego golf course destinations.

The Bottom Line - This past week's listing and pending activity for Ranch Santa Fe homes for sale indicates an overall weakness as the standing inventory of luxury houses for sale continues to increases (301 homes).  The average market times (190 days) are increasing too especially for higher end luxury houses for sale.  There had been a spurt in buying activity at the lower level but that has recently stalled.

The Rancho Santa Fe real estate market trends point to a slow summer with excellent buy opportunities for Rancho Santa Fe real estate buyers.  While there have been few luxury foreclosure listings to this point the numbers are likely to rise, giving San Diego real estate investors some attractive buys.

Rancho Santa Fe Covenant homes for sale are attracting buyers, who are drawn to the village amenities and golf course real estate at the Rancho Santa Fe Golf Club. Other neighborhoods offering golf course real estate are the gated communities of The Bridges Rancho Santa Fe and Del Mar Country Club.
