Rancho Santa Fe Snapshot - In keeping with the rest of the San Diego luxury home market, Rancho Santa Fe homes for sale in 2010 continue to outpace the sales activity for the first half of 2009.  Through June 25th of this year there have been 103 Rancho Santa Fe homes sold as opposed to just 60 sales in the same time period last year, a 72% increase!  On a price/square foot basis Rancho Santa Fe homes have seen a 10% drop as buyers have focused on distressed and lower priced Rancho Santa Fe properties.  Market times have increased 21%, making it all the more important to carefully choose Rancho Santa Fe realtors that have a dynamic marketing plan for a changing market.

Rancho Santa Fe Cielo Real Estate - Cielo homes in Rancho Santa Fe have experienced a healthy increase over the sales activity in 2009, with 8 properties sold so far in 2010 as opposed to just 4 through the first half of 2009.  The average price per square foot has risen dramatically (75%) as more of the sales in the past year have been the smaller sized Rancho Santa Fe Cielo real estate.  The sales in 2009 tended to be the larger floor plans that dragged down the numbers for this measurement.  That being said the market times have dropped 35% and the sales/list price ratio has improved to 92%.  Rancho Santa Fe Cielo real estate prices have certainly dropped with some foreclosure and short sale activity, however none of the current inventory falls into the distressed category, offering some encouraging signs for a community that was overdue a boost after the past few years.

The Bottom Line - The Rancho Santa Fe real estate market continues to shows signs of improvement, though there are still factors in the market that show how difficult this recovery in the San Diego luxury home segment is.  Inventory of Rancho Santa Fe homes for sale keeps dropping which helping maintain a fairly healthy supply and demand balance.  The escrow activity we are seeing is a picture of the opportunistic real estate investor or move-up buyer taking advantage of the often motivated or distressed seller.  Bank owned (REO) sales are still a factor and this will only continue with the news last Friday that locally owned La Jolla Bank was seized and turned over to One West Bank.  The bank suffered when loans made to developers began defaulting as the Rancho Santa Fe speculative high end new construction homes took a hit over the past 3 years.

The good news is that properties for sale in Rancho Santa Fe, especially on the west side in communities like Fairbanks Ranch, Del Mar Country Club and Rancho Santa Fe Farms, are selling quicker than they did in the past several years.  Rancho Santa Fe homes priced below $4 million are faring better and San Diego luxury home buyers are recognizing that this is an opportune time to make a move.  There will be more bumps in the road but the past few weeks are offering some encouraging signs based on increased showings as reported by other Rancho Santa Fe realtors.

The Bottom Line -  For the past several months we have made mention the lack of real buyer activity for the higher priced homes for sale in Rancho Santa Fe, but over the past few weeks there has been renewed hope for this segment as some luxury estates in Rancho Santa Fe have recently sold.  This past week there was the sale of a Fairbanks Ranch luxury property that was above $7 million and this is on the heels of some other high end listings in escrow in the Covenant.  These two areas of RSF continue to be popular among buyers, along with a value driven buying in the eastern communities of The Crosby and Cielo.

The Dalzell Group has also noticed an increase in out-of-town buyer activity over the past month, with new inquiries from New Mexico, Washington and even as far away as Toronto, Canada.  San Diego's luxury real estate is considered undervalued compared to other major metropolitan areas, as recently recognized by Forbes Magazine.

Stay tuned to this blog next week as important housing updates expected soon, with Congress considering an extension of the Homebuyer Tax Credit among other programs that will directly impact overall consumer confidence moving forward.

The Bottom Line -  This past week saw more low end activity from buyers of Rancho Santa Fe properties for sale with 4 going into escrow all below $2.2 million.  Homes for sale in The Crosby Rancho Santa Fe and Santaluz are again showing popular because of their newer construction, golf course real estate and convenient locations. While the Rancho Santa Fe real estate market still faces its share of stress the father we get from spring of 2009 the overall San Diego housing market continues to see a strong bounce off the lows that were established.

In the month of September we again saw that San Diego homes sold had price increases. Prices rose 2.2 percent for detached homes and 5.5 percent for condos, reflecting in particular the shortage of San Diego condos for sale.  The Case-Shiller index for San Diego shows that we have risen almost 9 percent from its April low point, and this is significantly more of an increase then the typical spring/summer bounce and more than any seasonal rally that took place in the 1990s downturn.

Is this rally sustainable?  That is an important question and the answer lies in the role the government is and will continue to take.  Like it or not the government has forced its way into the housing market and is determined to guide it out of the recession.  While some intervention programs are scheduled to end soon (the $8,000 tax credit in December and the $1.25 trillion mortgage backed security monetization program which is set to end in early 2010) the reality is that the government will continue to focus its efforts on a real estate led recovery.  Distressed sales like foreclosures and short sales in San Diego, and low interest rates, are likely to be in place for San Diego area real estate for quite awhile longer so the opportunity to buy has never been better.  Homes is Fairbanks Ranch, the Covenant, Cielo and The Bridges are still selling to value driven buyers.

The Bottom Line - The Rancho Santa Fe real estate market continues to show a steady and consistent, albeit low, activity level over the past couple weeks.  Rancho Santa Fe homes for sale priced under $4M are still dominating the escrow pipeline as buyers target value properties, including some short sales and the occasional bank owned property in Rancho Santa Fe.  One good sign is that inventory is dropping over the past few months.

Looking closer at the new escrows we see that the gated communities in Rancho Santa Fe like The Crosby, Fairbanks Ranch, The Bridges and Cielo are attracting buyers in the lower price points.  Fairbanks Ranch once again is strong and offers tremendous upside with their gate renovation project that is now underway.  The move up buyer in Rancho Santa Fe is still running into an obstacle with the tight jumbo financing, though there have been some recent signs of improvement.

With rates still very low and motivated sellers, short sales and foreclosure homes in San Diego dominating the headlines, there is no shortage of great investment opportunities.  There is still a significant "shadow inventory" that has to work itself through the system and this will provide great buying opportunities moving forward.
