The Bottom Line - The past few weeks of real estate in Rancho Santa Fe, activity is moving at a slower pace with only 7 Rancho Santa Fe homes going into escrow, one of which was a foreclosure.  This is due in part to the timing of the Rancho Santa Fe schools breaking for the summer and family vacations getting underway.  As we keep an eye on the Rancho Santa Fe real estate market we see that prices are still holding to a slight upward trend with inventory decreasing slightly and market times remaining level.

Rancho Santa Fe homes sold have slowed dramatically with only 3 new sales this past week. Santaluz homes are also seeing a little activity this week with one regular sale that just posted for $1,100,000 - a beautiful Santa Monica home that sits on a large corner lot.  Santaluz homes values had fallen sharply in 2008 and 2009 but have begun to find a footing this year.  The highest priced sale in the past week was a Fairbanks Ranch home, first time on the market which sold for $2,610,000.  The other sale was a town home in Whispering Palms that sold for $654,000.

The Bottom Line - The past week of real estate in Rancho Santa activity was noticeably slower with just 3 Rancho Santa Fe homes going into escrow, one of which was a foreclosure.  This is due in part to the timing of the Rancho Santa Fe schools breaking for the summer and family vacations getting underway.  As we keep an eye on the Rancho Santa Fe real estate market we see that prices are still holding to a slight upward trend with inventory and market times remaining level.

Fairbanks Ranch homes and Rancho Santa Fe The Crosby homes are both selling well with 2 new sales this past week in Fairbanks Ranch that represented great values in the sub $2M range.  Santaluz homes are also seeing a nice recovery this year with one REO sale that just posted for $1,750,000 - a beautiful custom home that received multiple offers.  Santaluz homes values had fallen sharply in 2008 and 2009 but have begun to find a footing this year.  The highest priced sale in the past week was Rancho Santa Fe Cielo real estate, however it is especially telling to note that all 12 sales in the past week were Rancho Santa Fe CA homes priced under $2M.  Clearly buyers are focusing on the bargains in this current market.

The Bottom Line - It was another stable and consistent week for Rancho Santa Fe CA homes for sale as new escrow activity remained at 6 homes, with little change in the inventory level or market times for current Rancho Santa Fe homes for sale.  With the volatility in the general San Diego real estate market, the stability of the Rancho Santa Fe real estate market is something to be recognized.  Make no mistake, there are still challenges at the higher end price range, but the levels of Rancho Santa Fe foreclosures and short sales are much lower than the overall market.  Rancho Santa Fe Covenant homes and other older neighborhoods have very low levels with the foreclosures and short sales being somewhat concentrated in Santaluz homes and Rancho Santa Fe Cielo real estate.  Though newer gated communities like The Crosby and Cielo are seeing some increased sales and home prices of late.

It remains important to keep a close eye on employment as a predictor of how the Rancho Santa Fe real estate market will fare in the recovery, and the encouraging news is that San Diego jobs market continues its positive trend in May with the realistic expectation that by the end of summer the region will be back to positive hiring again.  This is crucial for the real estate market in general.

The Bottom Line -   We saw a continuation of an established trend for Rancho Santa Fe CA homes for sale this past week with 11 luxury homes going into escrow all priced near or below the $3M price point.  What is particularly interesting is the strengthening of certain Rancho Santa Fe golf course and gated communities that we have noticed increasing buyer activity of late.  In particular Fairbanks Ranch homes, Santaluz homes and Rancho Santa Fe The Crosby homes have seen a uptick in escrow activity.  By contrast to these gated communities Rancho Santa Fe Covenant homes have not been targeted as often, mainly because they don't offer the deep discounts created by Rancho Santa Fe foreclosures and short sales.

While Rancho Santa Fe CA homes for sale aren't directly affected by the Federal and State homebuyer tax credits, the overall San Diego real estate market has seen a spike in activity and buyer confidence and this overall sentiment has an indirect affect.  This has helped move inventory, yet the stronger buyer demand has also encouraged banks to seize more foreclosed homes, so we may see more downward pressure on Rancho Santa Fe homes for sale, creating a "perfect storm" with low interest that buyers can take advantage of.
